The Covenants govern property use in Burland Ranchettes. They are recorded with Park County and apply to all property owners — regardless of HOA membership.
Burland Ranchettes is a Covenant Controlled Community. The Covenants run with the land and are binding on all properties regardless of HOA membership status. This page provides general guidance — for complete and authoritative information, download and read the full Covenants document. Contact the board before proceeding with any action you are unsure about.
Burland Ranchettes is organized into 8 districts. Each district is represented by an elected board member. Your district determines your representative on the board and may affect specific covenant provisions that apply to your property.

The following issues come up frequently in our community. If you have a concern about a neighboring property, review the Covenants and then complete the Covenant Violation Form.
STRs (Airbnb, VRBO, etc.) are subject to Park County licensing requirements. Owners must obtain and maintain a valid STR license from Park County before renting. The HOA encourages all property owners to comply with county requirements. Operating without a license is a county code violation.
Park County STR Licensing(opens in new tab)Any new construction, major renovation, or addition must comply with both the Covenants and Park County building permit requirements. Minimum setbacks and height restrictions apply. Contact Park County Planning & Zoning before starting any project or if you want to report a building code violation.
Park County Building Code Enforcement(opens in new tab)The Covenants prohibit storing inoperable, unregistered, or junked vehicles in plain view on any lot. This includes vehicles that have not moved in an extended period, vehicles without current registration, and partially disassembled vehicles stored outside.
Properties must be maintained in a clean condition. Accumulations of trash, junk, scrap metal, old appliances, or building debris stored in view of neighboring properties or roads are prohibited. Trash containers should not be left at the road beyond collection day.

In addition to the Covenants, all properties in Burland Ranchettes are subject to Park County Land Use Regulations (LURs). These are enforced by the County — not the HOA — and cover zoning, building permits, septic systems, STR licensing, and more. The County Assessor's Office can provide property-specific information.
